SBEM Calculations & Commercial EPCs

Testing Document L2 of the 2006 Building Regulations requires all non-dwellings with a floor area of 500m2 to be tested for Air Permeability. The Simplified Building Energy Model or SBEM provides a statement of the energy consumption of a building, and is used to calculate the monthly carbon dioxide emissions and energy it uses.

Energy Statements

In order to support your planning application, it is advisable to provide your Planning Officer with an Energy Statement in addition to your SBEM. Your Energy Statement shows what the predicted CO2 emissions of your development will be, and demonstrates that you have considered how these emissions can be minimised or reduced by incorporating renewable energy production equipment into the site.

Contracting & Temporary Air Sealing

Temporary Air Sealing

Temporary Air Sealing is required in all buildings that have any type of ventilation. Mechanical ventilation systems which can be closed do not require sealing. Any other forms of ventilation will be required to be temporary sealed prior to the Air Leakage Test.
